Commercial Property Management: From Marketing to Maintenance

For many real estate investors knowing the market only meant identifying a deal and executing the transaction. Once the deal has been made it falls on the owner to properly manage the property no matter how great the initial purchase price was.

Commercial property management requires the fulfillment of many duties. The point of all successful real estate investment is to make money while maintaining the property. Even the best real estate purchases can be derailed by poor marketing and bad maintenance.

A great rental location does not matter if the right tenants are in the dark about the deal. While property managers might not consider themselves to be in the field of sales or advertising, each is necessary to be successful. Empty units, no matter how well maintained, are the path to a real estate failure. In most markets, particularly when the economy is struggling, the rental competition is fierce. Succeeding in this environment requires knowledge of local interests and tastes. This is why it might be prudent for an investor to hire a local property manager prior to investing in an unfamiliar market. At the least, this will give the property owner time to learn his or her market while the experienced property manager fills vacancies.

While a marketing genius might be able to fill vacancies in any location, keeping tenants will require keeping the building operating in good order. For owners that do not know a pipe wrench from a stud finder, finding a manger with at least a rudimentary knowledge of construction will stave off frustration when the property inevitably suffers some attrition. Ideally a property manager will also have awareness of local building codes and county/town ordinances so that keeping up a building does not result in unnecessary fines or penalties. Wasting time by trying to learn on the job could lead to wasting money or losing an investment.

home improvement

Finally, our LCD tv already mounted on our red wall. This was hubby's weekend project. To have the TV mounted, and install the home theater surround system. Now happily I can say, mission accomplished. He even completed his task by setting up our old home theater system in our bedroom. Hahaha! Sinipag ata!

Actually, I've been begging hubby for weeks now to mount this baby. For fear of any possible accidents by the bratinella ... luckily, it survived and was unharmed while being exposed as a stand alone gadget. I guess Sam's too pre-occupied with her fave Kung Fu Panda movie from our bedroom (yes, we watch this movie everyday!!) thus she never bother to touch the new tv. Hehehe!

Now really, really happy. The family room (purple wall) already equipped with entertainment system as well as our bedroom. And lastly, our living room red wall now with my fave painting ... the Samsung LCD TV with the 6-speakers surround system. Another home improvement mission --accomplished!




Hmmm... think need to buy centerpiece accents too. The existing centerpiece accent kinda boring. Need to spice it up! I can't wait for our incentive release this week for another home shopping! :)

I want to shop!!!

I want to shop !?!! I want to hit the malls and shop 'til I drop! Waaahhhh!!

This is my first holiday season weekend stuck at home! Gawd, I can't believe it...the itchy shopper in me just stayed at home for two days!

I am so here at home, just reading post of other Mommy bloggers and I am soooo envious with them as they are out shopping this weekend... wala nag-post kwento eh! busy lahat with christmas shopping! bwahahaha!

Since I had been yaya-less for the past three days, I am stuck here at home. Blogging and watching video with hubby. I can't leave Sam with my other helper because I don't think she can handle my daughter naman. So here I am spending much quality time with my family! (uuyyy... magpaka-totoo gusto talaga mag-mall! lol.)

Actually I attempted to go out yesterday afternoon, but the traffic from our village to C5 was too much! It took me almost an hour just to reach C5 Libis. Then upon entering C5, I can't believe all major roads going to Ortigas Center was also full... traffic watch from the radio described how all roads going to major shopping center was jam-packed with cars. Upon hearing this, I've decided to go back home and bought DVDs instead from our nearby grocery store.

Because hubby was so good for finishing my Christmas lights, I bought him Best of NBA series DVD. And I, since I haven't seen Grey's Anatomy Season 4, bought one for myself too! So our entire Saturday evening spent watching DVD series marathon and on pizza delivery.

So here I am again blogging on a Sunday evening... still itching to go out and shop... :(

I really, really want to shop...I badly want to go out and shop! (**frustrated**)

Finally... our Christmas lights are up!


Remember my previous super inis post about our Christmas lights?

Well finally.... hubby was able to set up our Christmas lights completely!! Wohohoo!! After almost five weeks noh!?! (mind you, I bought partial set of Chistmas lights as early as October 30 pa!) Our lights are up... buti na lang umabot before Chrsitmas! lol.
Of course with a little help from a handyman, he was able to put up the capiz lanterns too! Galing-galing! :)

Anyway, I am really, really happy... pasko na finally! hahaha!

Sam was ecstatic too! She was shouting and jumping "It's Christmas! ... It's Christmas!"


The husband did this "creative" lights for our pocket garden..hihihi!


with two dozens of round capiz lanterns, seven boxes of icicle lights on plants and four boxes of curtain lights at the terrace grills...wow?! meralco truly happy by now!! lol. Note: I wanted sana to change the icicle lights he placed with the capiz lanterns, but I decided not to tell him na lang... baka magtampo na, pinaghirpan nya yun eh! hahaha!


And to share one of my fabulous finds ... I was able to buy this really cutie Christmas tree skirt at a very,very low price! I saw this last October at Toy Kingdom at P1,299 each. I wanted to buy it but I find it quite expensive just for a skirt.

In one of my shopping spree last week, I saw these skirts at SM Homeworld again. The tag price was reduced to P689.00! Good buy na for me kasi I really wanted to get na talaga skirt for my tree... luckily, further discounted pa with 30% off! Hahaha! I went home with my tree skirt at P482.00! Yipeee!! Really happy... finally, I was able to change my tree skirt after four years! Hahaha! :)







And to complete the total Christmas-y effect.. already got some gifts under the tree too! (my tree was up as early as first week of November!) Mostly toy gifts for inaanaks from Richwell, Toy Kingdom and Toys R Us...not yet done with my Christmas shopping! Need more shopping time pa for gifts to relatives and colleagues!! Haay.... :(

Christmas at October?

Yes, our Christmas tree was already adorned with red and gold matte trimmings as early as October 28!

Uber excited?!?

No… it’s just that with Sam’s party to be held at our residence this coming Sunday makes me more OC by filling up “gap or idle spaces” inside our house. Hahaha!

Hubby was forced to help me set up our Christmas tree yesterday and he can’t believe that we are actually setting up the tree this early…tsk!tsk! nauna pa sa All Saint’s Day! Hahaha!

Anyway, here’s our semi-finished Christmas tree with Sam’s tarp ready for the party.

Fits just perfectly right….

Last Sunday, the sofa on my previous post was finally delivered at our house.

Mike was totally unaware that I also purchased a center table to complement the new furniture. Given the small space we had, buying the center table was quite a challenge but still, I persisted buying this one with a hope that it would fit our living room. And it did.

Finally, it fits just perfectly right…

*btw, with the new center table, I am praying that Sam will not have any accident with it. Otherwise, hubby will kill me… because he already forewarned me that the table might injure Sam… (God, please keep my baby safe!)

My Sofa Hunt

Was finally able to purchase sofa for our living room. Since Sam’s already quite “toilet-trained”, it would be timely to get our new sofa now. I've been waiting for this moment eversince we transferred to our new house.

Sad to say, I am supposed to buy the sectional sofa from Loft Details (on sale!) but… when I went home to do my measurements, the sofa will not fit my living room! Too bad, I really loved that sectional chair! The color just perfect, khaki/brown colored sofa with floral print pillows! I felt bad when I got my living room measurements! My actual room measurement was 10ft x 10ft. The sofa I wanted to buy was already 6ft x 9ft! No more space for us to walk around. Sadly, Loft Details don’t have small sectional sofas that would fit my space. They don’t do customized sofa also! Really aarrrggghhh!! I really wanted that sofa on my living room... been thinking about it for days on how gorgeous it is, how it will blend with my other furniture pieces inside our house and how it will be the focal point of my living room! So frustrating!! Funny because I even got so frustrated not because I can’t buy the sofa BUT for having a small living room! (very bad of me!)

Anyway, after doing some window shopping, finally found the one! Our Home has a small sectional sofa that would fit my space. I immediately got the measurements and happy to say, the dark choco-brown sectional sofa size was 4ft x 7.5ft. Perfect! The sofa I wanted was available only at Our Home, The Block. So I waited patiently for September 5 to purchase the sofa at The Block. Oh, I was able to get an insider tip that all Our Home outlets will offer great discounts for SM Advantage Card Holders during this day! True enough, I was able to avail great discounts for all my purchases! After paying for the sofa, I even bought center table that would fit rightly on my living room. I also purchased cream-colored shaggy carpet at 50% off and got some accent pillows also to go with the sofa. All of these items will be delivered by Saturday. Can’t wait! I hope everything will fit just right….or else, Mike will kill me! lol.

Got better end of the bargain…

My plan to get iPOD video was stopped by hubby the other day :( After convincing and persuading him for more than three days, my grand plan of getting 80G iPOD was put to halt! Can’t believe it! The offer was too tempting … MAC books and iPOD’s can be availed at zero (yes, zero interest!!) for 12 to 24 months thru our company loan program! Incredibly great offer!

I would really love to get the iPOD! BUT, I was weak on defending my case why I badly need the sleek gadget! Hahaha! Here are my reasons:

1. I can store lots of music and music videos.
2. Tons of pictures can be stored and can serve as my portable album.
3. I can download my favorite tv series thru my iPOD ie: Grey's Anatomy, CSI series.
4. I can use it as a back up memory for my files on my laptop.

Duh-uh! Not too convincing enough!!

4. Try this... I even tried rationalizing of getting the iPOD for Sam’s Elmo and Barney videos. Hahaha! literally, ginamit ang anak! :)

But I think he really saw my true intentions…I just want the gadget because it really looks so cool and hip, lol. He even asked me…”eh, you don’t even know how to download music!” Darn… he got me there!

Surprisingly, he suggested that instead of getting the iPOD (which will be under utilized, anyway!) he told me to get the Samsung LCD TV I’ve been eyeing for the past months! Aha-ha! Did I hear that right? The LCD TV?!!? Gosh… he knows…and he remembers…he was listening after all! :) He finally said yes! Of course, getting the LCD TV means I need to do some budget tweaking! Hahaha! Nevertheless…I got the better end of the bargain. I asked for an iPOD… and was denied BUT, won the LCD TV instead! Hahaha! Ain’t that great deal! :) Super thanks, honey! I love you!

Hmmmmm…next question, where should I put the new TV and Home Theater? Our Bedroom or Family Room? Uhhmmm... need to put some holes on our red wall to mount that tv! (lagot?! hahaha!)

OUR HOME

This is my new passion for the past few months ... OUR HOME.

Still bare and needs more details but happy to say , it is a work in progress!

Our house may be small, but a lot of hardwork, sacrifice, patience and fights (?!) put into construction of this house. An overwhelming and tiring experience but truly a labor of love!

I am proud that Mike and I was able to accomplish something this "big" in our life.
